Winter Park Approves Medical Office Project Near AdventHealth Campus


A developer seeking approval for two Winter Park office building projects has received the go-ahead for one of the properties on a prominent corner near the AdventHealth Winter Park campus. Despite concerns about traffic impact on Lakemont Avenue, the project has been approved.


On June 25, the Winter Park City Commission unanimously approved a two-story, 17,626-square-foot medical office building on a 1.2-acre lot at the northwest corner of Lakemont Avenue and Aloma Avenue. The developer, Verax Investments, purchased the property in February for $3.27 million.


Project Approval and Conditions


The project first appeared before the Planning and Zoning Commission in June. During the meeting, the Commission voted to advance the project with several conditions. One notable condition is the construction of a six-foot wall made of stone, concrete, or masonry along the northern property line to provide a buffer to the adjacent residential homes.


Site Plan and Design


A site plan indicates that the building will be positioned at the front of the property, with a surface-level parking lot to the north and west. The developer also plans to preserve a historic oak tree on the far southeastern corner of the site. Architecture firm Zyscovich and landscape architecture firm Magley Design are also involved in the project.


Future Plans


Verax Investments also plans to build another office building on a 1.13-acre lot at 1801 W Fairbanks Ave. The company purchased the land in July 2023 for $2.49 million and intends to construct a two-story, 18,790-square-foot office building with parking to the rear of the site.
